About the Bon

The Bon is situated in Fenway, a vibrant neighborhood that overlooks Fenway Park, home of the Red Sox. Fenway is the beating heart of all things culture, history, entertainment and academia in Boston, boasting some of the city’s best attractions. Including great shopping, cafés, bars and restaurants.

The Bon puts you in easy reach of the Green and Orange transit lines for a short trip downtown to Copley Plaza and Boston Common.

We process your reservation as quickly as we can, and this can take a few days, but can sometimes take up to a week, depending on the screening checks. When reserving an apartment, you’ll select a move-in date with our team, and you’ll also find this date in your contract. You can move in any time on or after the date stated in your contract.

Students are welcome at The Bon! We are in a great location for all the major schools in town.

We do have to carry out some checks on you and you might have to pay a slightly higher security deposit, but this depends on your checks. Our team will be able to take you through this when you get in touch.

Pricing and lease information

If you've decided The Bon is right for you, choose the apartment type you wish to book and from there you’ll be directed to the online application. Our leasing team are also on hand and happy to help. 

You’ll need to pay a holding fee of $250 to reserve your apartment during the application process. Once credit and background checks are completed, we will happily draft up your lease contract to sign.

Your building manager will then be in touch to arrange your move in details and let you know how you can collect the keys to your new home!

When reserving an apartment, we require a holding fee of $250 to take the apartment off the market. When the application is approved, the holding fee is deducted from your first month’s rent. Ahead of moving in we require you to pay a $500* security deposit and your first months' rent.

*This is for professional and student renters earning 3x annual cost of the unit. If you do not qualify for this, don’t worry, we have some other deposit and screening checks that might apply for you – contact our team for more information on your specific situation.

We have lots of different shapes and sizes of apartment, so the prices vary depending on what you choose. 

You can also download our indicative sales booklet to select a floorplan that you like best.

We do ask you to pay a security deposit. The security deposit is $500*; this would need to be paid prior to your lease start date. Your deposit is fully refundable at the end of your tenancy, assuming there’s no damage.

Our primary lease length is 12 months long. But we do offer flexible leases. We try to make our leases as flexible as they are inclusive, meaning you can stay for as long as you like. The minimum lease term we offer is 3 months.

If you decide you want to stay with us longer than agreed in your original lease, we can arrange this for you... just let us know as early as possible. If you want to move to a different apartment, this may be possible but will depend on availability, again just let our team know as soon as possible.

We all change our minds from time to time. That's why you have a 72 hour cooling off period that starts as soon as you have paid your initial holding deposit of $250 and received a Booking Confirmation email from us. During this time, you can cancel for any reason and receive a full refund of all money you have paid.

After this point, our standard booking terms and conditions apply.

For a limited time only we are offering a one month free concession on bookings of at least 12 months. To be eligible for this offer you must have a confirmed booking with us and your lease must start between the 26th February to the 30th April 2024. T&Cs apply.

We also have a refer a friend scheme running. Refer and earn up to $1,000 for each friend who moves to The Bon. There is no limit to the number of friends you can refer. The more people you refer the more you can earn

Living at the Bon

Studio apartments: Your very own cozy modern living space is kitted out with plenty of built in storage, a comfy, stylish seating area, a sleek TV console and a smart TV. The kitchen has a built-in fridge and freezer (mini to full size*), a Bosch dishwasher*, and a convection microwave and oven*. The Bedroom area has a plush Full XL or Queen bed, with fitted wardrobes and under-bed storage. Each apartment has an ensuite bathroom with high-pressure rainfall shower, mirrored storage and designer bathroom suite.

One bedroom apartments: Our generously designed living space has beautiful timber hardwood floors, a loveseat, dining table and chairs, a TV console and a smart TV, as well as plenty of storage to keep your space clutter-free. The kitchen has a built-in fridge and freezer, as well Bosch stainless steel appliances (microwave, oven & dishwasher*). In your bedroom you’ll find a Queen bed, fitted wardrobe space and under-bed storage. With either an ensuite or a family bathroom all one bedrooms have a high-pressure waterfall shower, mirrored storage and designer bathroom furniture.**

Two bedroom apartments: Our most spacious offering has hardwood timber floors, a comfy loveseat sofa and a dining table and chairs for when you fancy hosting. You’ll also find a cable TV console and a smart TV, as well as custom storage and closets. The kitchen has plenty of storage, a built-in fridge and freezer, as well as Bosch appliances (microwave & dishwasher* & oven). Each of the bedrooms comes with a comfortable full XL bed, fitted wardrobes and under-bed storage. Each apartment includes a family bathroom with a high-pressure waterfall shower, mirrored storage and a designer bathroom suite.

** We also have a handful of apartments that have an in-unit washing machines, please contact the team to enquire if the unit you are interested in has this.

All essentials are taken care of. This includes internet, water, heating and electricity, as well as 24/7 on-site maintenance and concierge. All apartments come fully furnished and include a smart TV. In addition to your apartment, you also get fitness center membership and access to our workspaces where you can book meeting rooms.

Yes! We have an on-site maintenance team and 24/7 maintenance cover in case of an emergency. This is included in your rent, no additional payments needed.

We have meticulously designed The Bon and we hope you will find that there is everything you need, just seconds from your front door.

  • There's a state-of-the-art fitness center with on-site Personal Trainer.

  • A yoga studio with infra-red pods.

  • We have our own Café - fresh coffee and water are provided as standard, but why not treat yourself to something sweet too. (coming in Autumn)

  • We also have private dining rooms available so you can entertain your friends in style.

  • Several media, screening and rehearsal rooms, and our purpose designed 150 seat black box theatre.

Unfortunately, we don’t have any parking available at The Bon. However, there are several parking garages in the surrounding area that can be leased for a monthly fee and are just a short walk from the building. Our team will be more than happy to share the details of these with you during the booking process.

Absolutely, we love our residents’ pets! Our pet-friendly policy permits a maximum of 2 pets per apartment. Dog breed restrictions do apply. For full T&Cs just chat to our team.

Only if you want to! All our apartments are private, with your own bathroom and kitchen. Let’s face it, they’re less fun to share. Our communal areas are shared with all Bon residents. These include the fitness centre, yoga studio, workspaces, lounge area and chef style kitchen.

Our apartments can be shared by more than one person, just add their information during the application process or let us know and we can add their details to the lease agreement.

For an inclusive monthly fee you get a fully-furnished, purposefully designed apartment, with everything else you need for daily life right here in the building. You have your own private kitchen and bathroom, alongside shared spaces, like a fitness studio, workspaces and a cinema room. Important essentials like fortnightly cleans, super fast WiFi and 24/7 security are included. As are thoughtful little extras that make your space a home, like beautiful furnishings. About the Guild

A vibrant town centre with links to both central London and the peaceful Surrey countryside, Guildford is the perfect location for however you like to spend your time.

Living at the Guild means living a short distance from Guildford’s neighbourhood gems. It’s only a 10 minute walk to the station, where it’s under 40 minutes to get to the heart of London and its shops, restaurants, galleries and theatres.

The Guild is open now and is ready to welcome you! The reservation process can take up to one week. When reserving an apartment, you’ll select a move-in date with our team, and you’ll also find this date in your contract. You can move in any time on or after the date stated in your contract.

While the Guild is suitable for students, it’s not necessarily a student property. The good news is that our sister company Scape has student accommodation in Guildford that’s within walking distance of Surrey University. Don’t worry it goes above and beyond what you might expect from a student house or house share.

Once you've got the perfect Studio, you'll need to pay £200 to hold the room meaning no one else can book it while we complete your booking. We'll then complete a reference and credit check and draft up your contract.

The room will be all yours once you've signed the contract and your community manager will be in touch to arrange your move in details and let you know how you can collect the keys to your new home!

We've made our contracts as flexible as possible, to give you more freedom in choosing how to live. Our minimum contract length is from 3 months with contracts available for 3, 6 or 12 months – please note, there is a surcharge for these shorter leases. if you are looking for a different contract length than what is listed above then please just get in touch with us and we will see what we can do. If your circumstances change please do also contact the team.

When you move in we ask you to set up a direct debit for the 1st of each month.

To qualify for a room residents need  to have a household income of at least 30x the monthly rent and have a clean credit and rental history. If not, we would also consider a payment of the rent upfront. We don’t accept guarantors. We work with a company called Homeppl who have good info on their FAQs page

As with most rented apartments, we do ask you to pay a damage deposit which is taken to cover the cost of any damage to the room that is not considered 'fair wear and tear'.

The deposit you pay is equivalent to 5 weeks rent and needs to be paid at least 2 working days before your tenancy starts.

We will carry out an inspection at the beginning and end of the contract so there is a record of the condition of the room. You will be refunded fully, subject to this inspection.

We all change our minds from time to time. Living at the Guild

Our studios are meticulously planned, and every inch of space is considered.

Our studios are all fully furnished and have plenty of built in storage. The living area has a comfy and stylish seating area (either built in seating, armchairs or a 2 seater sofa – dependent on the studio size you select), a dining table and chairs (or breakfast bar for some studios). WiFi and a TV stand is also provided. Plus, we've partnered with Patch Plants to give you an 'almost unkillable' house plant.

In your kitchen you'll have an integrated fridge freezer, microwave, hob, oven and dishwasher) and coffee from local roaster Chimney Fire Coffee.

The Bedroom area has a double bed and mattress, with fitted wardrobes and under-bed storage. The studio has an ensuite bathroom with high-pressure rainfall shower, mirrored storage and designer bathroom suite.

If you'd like your studio to be more fully equipped talk to our team about our Room Additions such as adding bedding, crockery etc, signing up to more frequent cleans, our team will be happy to help make your move as hassle free as possible.

 

We've taken care of all the essentials, including: Wi-Fi, water, gas, electricity and your laundry. Beyond the bills included in your rent, you’ll need to arrange your council tax, as the amount you pay depends on your circumstances. Just get in touch with Guildford Borough Council to let them know you’ve moved in. Your TV licence is not included. You can also arrange for optional extras such as underground car parking places during the booking process.

Plus, on a daily basis you will have access to barista style coffee from our communal spaces, just note the coffee is chargeable via the iPad next to the machine.

We also offer baked goods and pastries from a local supplier and a have a selection of beers and wines available on a weekly basis.

Absolutely, we love our residents’ pets! We have dedicated pet friendly floors meaning you can bring your furry friend with you. You can have 1 small dog or house cat per apartment and there's no extra charge, you'll just need to pay an additional refundable damage deposit and have a deep clean at the end of your tenancy.

You just need to let us know when making your booking, our team may have a few questions and you might be asked to bring them along to meet the team before your tenancy starts.

Only if you want to! All our apartments are private, with your own bathroom and kitchen. Let’s face it, they’re less fun to share. Our communal areas are shared with all Guild residents. These include the fitness centre, workspaces, lounge area and shared kitchen. 

Our Studio Apartments can be rented by a maximum of 2 people and there is an additional one off payment of £100 for dual occupancy. You can just let us know in the booking process so we can add their details on to the contract too.

We have underground secure parking available on site. There's only a limited number of slots which do come at an extra cost and are booked on a first come first served basis. We also have a number of electric charging points if you have a hybrid or electric run car.

Yes! We have an on-site maintenance team and 24/7 maintenance cover in case of an emergency. This is included in your rent, no additional payments needed.

A fortnightly clean is included when you live with us. We know that some people like to keep their cleaning all for themselves so these are opt-in. You can arrange this with our Community Manager once you move in for it to be done on the same day at the same time each week. 

The weekly clean includes:

  • A hoover

  • Kitchen surface clean

  • Bathroom surface clean

We design, build and manage all of our properties ourselves so we know everything about them inside and out. The price you see is the price you pay with no hidden fees and all of our units come fully furnished to an exceptional standard. We have 24/7 security and unlike other landlords, we won't put our housing up for sale.
