The Alba is only a short walk from Canada Water station, connecting you to central London, Canary Wharf and Bermondsey via the Jubilee and Overground lines in minutes.  

Buses also run frequently through the area, with local residents enjoying cycling and walking as part of their commute. 

London Bridge train station is within a 15-minute journey of your front door. From there you can explore the rest of the United Kingdom, and Europe via St Pancras International train station.

Pretty much everything. All the essential utilities: 250mb Wi-Fi, water, heating, and electricity. Beyond the bills that are included in your rent, you’ll need to arrange your council tax, as the amount you pay depends on your circumstances.

As well as your purposefully designed, comfortable apartment, for one monthly fee you’ll also get everything you need to elevate your everyday life right there in the building. You’ll have your own private bedroom (bed with a pocket-sprung mattress), kitchen with built-in appliances (inc dishwasher), personal washer/dryer, and shower room. All our studios come with hardwood floors and blinds. Please note furniture provision varies per apartment. You’ll also have access to shared spaces such as our reception, shared lounge areas, fitness studio, and co-working spaces. 

For keeping active: a state-of-the-art gym with cardio machines, free weights, a squat rack, SkiErg, HIIT rower and more. For getting work done co-working spaces with open desks, call booths, lounge seating, bookable meeting rooms, plus tea, coffee, snacks and printing services. For winding down: communal lounges, a shared kitchen and dining area, a bookable cinema room, and a rooftop terrace with views of Central London. 

There's also bike storage, on-site maintenance, 24/7 security and a resident app for managing your account and building access. 

At The Alba, furnished means more than just the basics. Every studio comes ready to live in, with a double bed and pocket sprung mattress, wardrobe, plenty of built-in storage, and a private bathroom with rainfall shower head and vanity unit. 

Some layouts also come with a TV console unit and armchair. 

In the kitchen, you’ll find a full-size fridge/freezer, induction hob, oven, dishwasher, ample cupboards, and high-quality Bosch appliances throughout. Washer/dryers come standard in all layouts which are located in the kitchen. 

A dining table and chairs and lamps are not included as standard, these are an optional additional extra. Chat to the team if you'd like to add this into your apartment.

Standard Studios at The Alba start from around £2,179 per calendar month. When you factor in what's included: 250mb Wi-Fi, all utilities (water and electricity), 24/7 Front of House staff and access to shared spaces crafted by interior designers. The all-included monthly rate can be much more affordable than renting a flat in the private market, where bills are separate and can add several hundred pounds per month. 

Compared to other rental properties and flats in Canada Water and across SE16, The Alba offers a more transparent and budget-friendly approach: one payment covers all the essentials. There are no agency fees, no unexpected charges from a landlord or letting agent, and no surprise bills. 

For people making a housing decision based on total monthly cost, The Alba offers more value for money.  

The Alba is suitable for everyone from working professionals to postgrads studying in London. 

For students, the all-included model is particularly practical: Wi-Fi is fast (250mb), bills are included, and the co-working spaces are ideal for studying or working from home. Our rolling contracts also give flexibility if your plans change. 

Undergraduate students should get in touch with the team to discuss their specific situation and confirm eligibility. Canada Water is also very well connected to universities across the city including UCL, King's, Goldsmiths, Queen Mary and others are all reachable via the Jubilee Line and Overground in good time. 

Moving into The Alba is designed to be as straightforward as possible. Once your references, credit checks and tenancy agreement are all complete, the team will be ready to welcome you on your move-in date. 

When you arrive, your studio will already be set up with your furniture, appliances and utilities connected, so living here will be stress-free from day one. You'll be given access to the resident app, where you can manage your account, raise maintenance requests, reserve bookable spaces and stay up to date with building news. 

Our Front of House team will always be on hand to help you settle in and answer any questions you might have. 

Once your application is approved and your tenancy agreement is signed, your monthly rent is due on a fixed date each month. We recommend setting up a direct debit to keep things simple and ensure you never miss a payment. 

As a tenant, your responsibilities include your council tax (paid separately to the local council based on your circumstances) and any optional extras you've added, such as room cleans. Everything else including broadband, utilities and building maintenance is handled by us as part of your rent. 

If you ever have questions about your account, payment history or upcoming charges, the resident app and Front of House team are available to help. Unlike dealing with a traditional landlord or letting agent, you always have a direct, accessible point of contact. 

Every Standard Studio includes fast 250mb Wi-Fi as part of the monthly rent. There’s no need to set up a separate broadband account, deal with a provider or pay additional fees. 

The connection is building-wide and reliable, covering your studio as well as the co-working spaces, lounges and communal areas. For people who work from home or need a fast connection it's one less thing to think about from the day you move in. 

Once you have completed your property search, get in touch with us to choose your studio apartment layout and confirm your move-in date. You will also need to submit details for an affordability and credit check. We’ll also need a holding deposit to take the apartment off the market while we process your application. This can take anywhere from a few hours to a few days. Once your application is complete, you just need to sign your lease contract. As a tenant, your rent will be due monthly, and we advise setting up a direct debit for the duration of your contract.
