US Booking Terms and Conditions

Once you have found the right studio you will be asked to pay a holding deposit of £200

The holding deposit is paid to reserve the home subject to contract and references.

Once we have received the holding deposit we will stop marketing the studio to other prospective residents and the studio can be considered as booking, subject to contract and references

You will be required to provide satisfactory references to our third party referencing company, Homeppl

By paying the holding deposit you agree to provide accurate information about your credit and financial situation and to meet Homeppl’s criteria for satisfactory references

By paying the holding deposit you are agreeing, in principle, to enter into a tenancy with us.

By accepting the holding deposit, we agree, in principle, to enter into a tenancy with you, subject to contract and satisfactory references.

The holding deposit will be refunded if you sign a tenancy or licence agreement with us or if we fail to enter into a tenancy agreement before the agreed deadline.

For successful applications, the holding deposit will be refunded by way of a credit towards your first rental payment.

The holding deposit will not be refunded if you fail a Right to Rent or reference check, provide false or misleading information, withdraw from the application process or if we take all reasonable steps to enter into the tenancy but you do not.

Once we are in a receipt of satisfactory references you will receive and be asked to sign a tenancy agreement, if your stay is for longer than 6 months or a Licence agreement.
