Medium studios in Guildford.

Our medium studios come in many different shapes and sizes so you can choose whichever best suits your needs. A limited number of these are also on the top floor which means you’ll get a generous private balcony or terrace, perfect for those spring and summer days - you also get shared garden access.

Just like our other studio flats, our medium studios come with everything included in the rent. Utility bills, amenities, appliances, broadband internet access, you name it, it's there in the price. We know that pets are family so a number of our medium flats are pet friendly too.

Living in our accommodation puts you within walking distance of Guildford town centre, a vibrant area that boasts Guildford high street where you'll find lots of great shops and restaurants. Guildford is also close to London, you can also walk to the train station and be there in 40 minutes.

The Guild is as much a community as it is a property. So, when you're feeling more social, you can join other residents in the communal areas such as the fitness centre or shared kitchen.

Our places are usually booked but we do have space come up from time to time so get in touch to find out our latest availability. Once you’ve chosen your flat and move in date you’ll need to submit details for an affordability and credit check. We’ll need a £200 holding fee to make sure no one else can snap up your apartment while we process your application, which can take anywhere from a few hours to a few days. Once that’s complete you just need to sign your contract and get moving in.

The Guild is located in a residential neighbourhood nestled on Walnut Tree Close, a GU1 postcode. Live within a 10 minute walk of the Friary shopping center and Guildford city centre. There are plenty of transportation connections on your doorstep with the mainline station and bus station very close by. If you work in academia or healthcare, Surrey University Stag campus and Surrey Research Park are both close by.

Pretty much everything is included with your rental. Well, all the essentials: Wi-Fi internet, water, gas, electricity and your laundry. Beyond the inclusive utility bills, you’ll need to arrange your council tax, as the amount you pay depends on your circumstances. Just get in touch with Guildford Borough Council to let them know you’ve moved in.

Whilst living with us you can also arrange for optional extras such as an underground car parking place, or additional storage space.

You’ll have your own fully furnished private bedroom (with a double bed), kitchen, living room and en-suite shower room as well as shared spaces such as a fitness studio, landscaped garden, workspaces and a cinema room.

Unfortunately, we cannot offer any unfurnished rentals. On the practical side, you’ll get fortnightly cleans, super fast Wi-Fi and 24/7 security. Should you need it, we have some options of budget friendly starter packs available on sale for our tenants including bedding and crockery - things to save you time and money when you move in. Plus remember, we are landlords, but we are not estate agents and we do not charge agency fees.

To get moving there’s a state-of-the-art gym and yoga studio. To get things done there’s a co-working space, meeting rooms and library. To relax there’s a cinema room, family-style kitchen, bookable dining room and communal lounge. Get ready to cook up something good with our dualit appliances in your kitchen, a toaster and kettle come as standard. Each apartment comes with a stainless steel hob, combi microwave-oven, full fridge with freezer compartment, kettle and toaster.  

Once you have completed your property search, and you’ve chosen your studio flat and confirmed your move in date, you’ll need to submit details for an affordability and credit check. We’ll need a £200 holding deposit to make sure no one else can snap up your apartment while we process your application, which can take anywhere from a few hours to a few days. Once that’s complete you just need to sign your lease contract and get moving in. As a tenant your rent will be due monthly, and we advise setting up a direct debit for the duration of your contract.
