Pretty much everything. Well, all the essentials: Wi-Fi internet, water, gas, electricity and your laundry. Beyond the bills included in your rent, you’ll need to arrange your council tax, as the amount you pay depends on your circumstances. Just get in touch with Guildford Borough Council to let them know you’ve moved in. You can also arrange for optional extras such as underground car parking places during the booking process.
As well as your fully furnished, purposefully designed comfortable apartment, for one monthly fee you’ll also get everything you need to elevate your everyday life right there in the building. You’ll have your own private bedroom (with a pocket sprung mattress), kitchen (with a built in appliances including a dishwasher) and shower room. All our studios come with hardwood floors, with a view over of the landscape patio and grounds or walnut tree close. As well as access to shared spaces on the ground floor such as our reception entrance, communal living room, fitness studio, workspaces and a cinema room. On the practical side, you’ll get fortnightly cleans, super fast Wi-Fi and 24/7 security, and to really make your space your own you’ll also get other special extras including Sonos speakers. Really the only thing missing is you.
Absolutely! You can bring your pet with you. We accept cats & dogs. Dog's must be kept on a lead in our communal areas, and cats must remain in your apartment.
Our pet-friendly policy is a maximum of 2 pets per apartment. Dog breed restrictions do apply. For full T&Cs just chat to our team.
To get moving there’s a state-of-the-art gym and yoga studio. To get things done there’s a place for co-working, meeting rooms and library. To relax there’s a cinema room, family-style kitchen, bookable dining room and communal lounge. Every day you can help yourself barista style coffee in our communal spaces. Just note the coffee is chargeable via the iPad next to the machine. There’s also baked goods and pastries from a local supplier and a selection of beers and wines. Relax to some music or a podcast with a Sonos speaker and if you have a TV then our team is on hand to help mount it to the unit. We’ve also partnered with Patch Plants to give you an ‘almost unkillable’ houseplant, bringing some green to your space without the stress. Get ready to cook up something good with Dualit appliances in your kitchen and start the day right with coffee from local roaster Chimney Fire Coffee. If you want your studio to be even more equipped, talk to our team about our room additions to make your move as easy as possible.
Only if you want to! All our apartments are private, with your own bathroom and kitchen. Let’s face it, they’re less fun to share. Our communal areas are shared with all Guild residents. These include the fitness centre, workspaces, lounge area and shared kitchen. Our apartments can be shared by more than one person, just add their information during the application process or let us know and we can add their details to the contract.
We have secure parking spaces to rent, you don’t need to worry about finding a spot near home. There is a monthly charge for a parking space. When you have friends or family visiting, there are local car parks close by and some street parking.
We design, build and manage all of our properties ourselves, so we know everything about them inside and out. The price you see is the price you pay as a tenant with no hidden fees and all of our units come fully furnished to an exceptional standard. We have 24/7 security and, unlike other landlords, we won't put our housing up for sale.
We welcome tenants from a range of countries, industries and life stages. The building is predominantly for working professionals or postgraduate students. The Guild is not suitable for undergraduate students. The good news is that our sister company, Scape provides student accommodation in Guildford, which is within walking distance of Surrey University.
Guildford is a bustling county town, with an eclectic high street, full of shops, cafes, restaurants and pubs. Discover some of Guildford's best pubs. The local countryside is also beautiful, with rolling hills to explore and chocolate box villages. There are also a range of historic sites to visit, like Guildford Castle and the estate of Polesden Lacey
Dependent on apartment availability, you can move-in as soon as the paperwork is complete. Once you have decided which studio flat layout works for you get in touch with the team. References and credit checks can take approximately a week to complete. After all details have been verified, you can move in to the property.
We're not like your usual landlord or estate agent. Unlike an average private rental or lease, we aim to make the booking process smooth and clearly communicate with you throughout.

We’re fully booked most of the time but rooms do become available! Message our team to request info about our availability or ask any questions about our listings and someone will be in touch.
We know you can't always plan life so we offer 3, 6 or 12 month contracts.
Once you’ve chosen the right flat and contract for you, you’ll need to pay a £200 holding fee (like a deposit) which is then deducted from your first month’s rent. You’ll then start the application process, including an affordability and credit check. The process can take anywhere from just a few hours to a couple of days.
Once your application has been approved then all you need to do is sign the contract, make the first rent payment and move in.
